COMMUNICATIONS SOLUTIONS

One of the most important values at Impact Management is keeping in touch with  clients. We emphasize communication and accessibility. By phone, text, or your messaging system of choice, Impact Management is there for you. We integrate new clients’ communication system of choice into ours, whether its Building Link, One Call, Butterfly, or Slack, and immediately “on board” residents. And Impact’s owners are hands-on and available to speak to board members and residents, addressing issues promptly.

FINANCE AND ACCOUNTING

Our financial services include everything from budget and reserve analysis to financial planning. Our in-house staff oversees maintenance collection, bank reconciliation, accounts payables and receivable, and more. And we make that information available to boards in real time through Avid Exchange. Boards can track and approve payments on behalf of the property. Impact will monitor delinquent payments and even prepare claims when required, and act as the board’s representative in negotiating settlements. Our services are custom-designed for each client with an eye towards financial stability.

ATTORNEY ON STAFF

In an increasingly complex legal environment, it helps to have sound, experienced advice a phone call away. One of Impact’s principals is an attorney with 30 years of experience in New York real estate law. Impact provides a sounding board to help guide boards in legal matters.  We make a special effort to stay on top of New York’s changing regulations so our clients are prepared for changes in Local Laws, filing requirements, and more.  We also help keep harmony within co-ops and condos by help Directors stay on top of potential problems.

BOARD SERVICES

Impact gives boards the support they need to take care of business efficiently. Managers prepare notices for annual meetings including proxies, agendas, and minutes, and attend board and annual meetings. And our integrated financial systems lets us print reports for boards on request. We distribute comprehensive monthly reports that provide a snapshot of a building’s financial status at any time. Impact is responsive and makes sure board members are on top of all relevant information concerning their property

LOCAL LAW COMPLIANCE AND FILINGS

Property ownership in New York can get complicated. We guide owners on the compliance, regulations, and local laws that affect their property. We refer top expeditors and engineers so construction projects move swiftly and without problems. And Impact has teams in place to deal with violations and permits, making sure our clients don’t end up with projects on hold due to an oversight.

CONSTRUCTION AND PROJECT MANAGEMENT

For buildings to retain their value, it’s vital that they stay on top of maintenance, repairs and improvements. Our managers have experience overseeing construction projects, working with project managers, engineers, and construction companies around New York City.  Impact keeps a schedule of the maintenance needs and large projects your building requires; we consider construction expertise and project management part of our job and there’s no additional charge for this service

We also use the latest technology in management services, making it easy to stay in touch with our managers and request documents. And when it comes to innovations in lighting, heating and ventilation, elevator systems, and more, Impact helps boards make the right decision, and prepare for tomorrow. We’re also investigating the possibilities offered by AI to stay ahead of the problems, manage schedules, and more. 

DOCUMENT MANAGEMENT

Information management is a part of co-op and condo ownership these days. We collect, organize and maintain a complete file of all legal and corporate documents, including house rules, public reports, declarations, by-laws, insurance policies, owners’ lists, correspondence, house rules, blueprints and project specifications. We make it easy to access these documents, by using Homewise Docs, a management solution for document storage for everything from financial statements, to floor plans, keeping them available on demand. 

EMERGENCY SERVICE

We provide our clients with 24/7 emergency coverage. At Impact, there is always someone to answer to the phone, and reach out to the right party for immediate service.

STAFF MANAGEMENT

We help our clients with the demands of managing staff, both employees and independent contractors. Impact assists with hiring, scheduling, and addressing the tax and accounting demands of managing staff. We even conducting performance reviews when required. 

SALES AND TRANSFERS

As part of our management services, Impact participates in the sales process for co-op and condo transactions, providing documents, forms, and information. We can even leverage our deep knowledge of our clients’ properties to initiate and manage the sales process on behalf of owners. Our brokerage division supports all aspects of the sales process from pricing and listings, to photography and closings. We put our experience behind each unit we sell or lease.
